Boulder expands grant assistance available for low- and middle-income home buyers

The City of Boulder has joined other jurisdictions in the Metro Mayor’s Caucus in making homeownership more affordable through a non-repaid grant available to low- and middle-income buyers.
The program provides a competitive 30-year fixed-rate mortgage with a grant for down-payment assistance equal to 4 percent of the mortgage amount. Income requirements are less than $91,100 for households of two or fewer persons, and less than $103,000 for three or more.
“This is a great opportunity for qualified individuals,” said Jeff Yegian, acting manager of the Division of Housing. “City of Boulder participation in this program adds another resource to make homeownership in Boulder more accessible to low- as well as moderate- and middle-income households.”
Other conditions for participation include:
- Standard loan guidelines must be met.
- Buyers must have a minimum FICO score of 640 (660 for manufactured homes), and a maximum debt-to-income ratio of 45 percent.
- Buyers must complete a HUD-approved homebuyer education class. The class currently required of buyers for the City of Boulder Permanently Affordable Homes program satisfies this condition.
- Purchasers must occupy the home as their primary residence, but they do not have to be a first-time homebuyer.
There is no limit on the property purchase price, although it should not exceed the lender’s loan approval amount. This program is intended for purchase of a primary home, and excludes refinance or purchase of a second property. Approved structures include single-family detached homes, condominiums, townhomes, duplexes and manufactured homes.
This program does not require repayment and funding is expected to continue through approximately December 2014.

Rattler bites cyclist at Heil Valley Ranch

On August 18, 2013, at approximately 6:05 P.M., Lefthand Fire Department, AMR Ambulance, Rocky Mountain Rescue Group, Northern Colorado Medivac, Boulder County Sheriff’s Office, and Boulder County Parks and Open Space, responded to a call of a bicyclist bit by a rattlesnake at Heil Valley Ranch Open Space. The victim, 28 year old Mary Ellen Myers of Broomfield, was biking with two friends when they stopped and walked to an overlook on the Ponderosa Loop Trail. Myers was walking back to her bike when she was bitten on the ankle by a rattlesnake that was hidden under some rocks.
Myers’ friends were able to call 911 from their cell phones. Lefthand Fire personnel located them about 4 miles up the trail from the trailhead on Geer Canyon, about 30 yards from an emergency access road. The Northern Colorado Medivac helicopter responded but was not needed. AMR ambulance transported Myers to Boulder Community Hospital. Her injury is not believed to be life threatening.
Rattlesnakes are fairly common in Boulder County Parks and Open Space, but this is the first known rattlesnake bite at Heil Valley Ranch.

N. Boulder rec center to be closed from Aug. 24 to Sept. 1

The North Boulder Recreation Center (NBRC), located at 3170 Broadway, will be closed for maintenance from Saturday, Aug. 24, through Sunday, Sept. 1. The recreation center will reopen on Labor Day, Monday, Sept. 2, from 8 a.m. to 1:30 p.m. Annual maintenance closures allow for deep cleaning, painting, and major repair and replacement projects at the recreation center.
On Saturday, Aug. 24, and Sunday, Aug. 25, the EBCC will be the only indoor lap pool open to the public due to an overlap of the South Boulder Recreation Center and NBRC annual maintenance closures. The Boulder Reservoir, Spruce Pool and Scott Carpenter Pool will be open during regular hours throughout the NBRC closure.
The North Boulder Recreation Center’s childcare hours will be relocated to the East Boulder Community Center (EBCC) Monday through Friday from 8:45 a.m. to 1:30 p.m. The EBCC is offering additional hours on Saturdays and Sundays during the NBRC closure. The South Boulder Recreation Center’s dance, fitness and weight rooms will be open during normal hours beginning on Monday, Aug. 19. Visit www.boulderparks-rec.org for a full schedule.
